This service goes beyond a standard plan review. Each unique floor plan is assessed to identify layout challenges, inefficiencies, and opportunities for improvement. Based on the review, proposed revisions are developed to address identified issues and create more functional, thoughtfully designed living spaces.
What's Included
Floor Plan Review: A detailed assessment of each unique unit layout, identifying functional issues and opportunities for improvement.
Design Recommendations: Proposed floor plan revisions addressing the identified issues, with consideration for functionality, efficiency, and livability.
Before & After Plans: Revised layouts presented alongside the original plans to clearly illustrate the proposed improvements.
Digital Deliverables: Final floor plan sheets provided in PDF format, with CAD files included for internal use where agreed upon in the project scope.
Scope & Conditions
This is a custom service intended for specific projects with multiple floor plans or repeating layouts.
The scope, deliverables, timeline, and fee are established in advance based on the number, size, and complexity of the plans.
Recommendations focus on residential layout and functionality.
Preparation For Your Design Session
To ensure a productive and insightful session, please provide the following materials at least 48 hours before our meeting:
Scaled, Professionally Drawn Floor Plans: Please submit your floor plans as PDF files. Hand-drawn sketches or photos of plans won't be sufficient. PDF is fine but DWG or DFX is preferred. PDF may entail additional costs.
Property Photos or Inspiration Images: If you're renovating, include current photos of the property. For new builds, share images that inspire your design vision.
Design Preferences Overview: Briefly describe what you love and dislike about your current floor plans to help us tailor our discussion to your needs.
Conditions
All materials must be received at least 48 hours in advance to allow adequate review time.
Cancellations or rescheduling require at least 24 hours’ notice. Late cancellations may incur a fee.
The design review provides advisory feedback only and does not include detailed plan revisions or construction drawings.
Follow-up support or additional design work can be arranged separately upon request.
Pricing is predetermined with the client, and additional conditions may apply depending on the complexity and scope of your plans.
